Landlords have an undeniable stigma, so when I first started managing several properties a few years ago, I wanted to be the exception to the bad landlord rule. When my tenants sign the lease, I make sure that they understand everything in the agreement and do a thorough inspection with them to ensure that there aren’t any disputes over the security deposits. Despite my best efforts, many of the occupants paid a few days late every month, triggering a chain of late fees.

I asked the tenants if I could do anything to make the payment process easier. Many of them requested a way to turn in the check at my office physically so they wouldn’t have to send the check to me in the mail several days in advance. In order to accommodate them, I installed a drop safe at my office; I’m happy to say that the number of delinquencies has dropped by over 80 percent since.

You can use a drop safe to have your employees deposit any large amount of cash they take in throughout the day.  A drop safe is nice because you don’t have to give your employees access to it in order for them to place something into it.  Drop safes use a slot on the top or front of the safe, or a rotary hopper like a mailbox, to allow deposits to be made without opening the safe.  For this reason, they are sometimes called depository safes.

You could use a drop safe to deposit any large bills you receive during the day — if you are robbed the thief won’t have access to them.  But it’s a good idea to move your cash or valuables to a more secure safe or the bank at the end of the day, because depository safes are not very burglar-resistant.  You can also buy combination drop safes that have a drop safe on the top and a more secure safe without an opening on the bottom.  For more information on the drop safe.
